If the answer is yes, then it is similar to selling a home on the land. Title to the real estate would include the trailer. How long ago did you inherit it? Whos was it and was the home on it the whole time they owned it?
Look under the skirting to look for tie downs or tires. If the tie downs are missing or cut, no one I know of will finance a manuf home that is not permanent and unmoved. Next step is to go to the tax records and find past owners names and search them in the mobile home database. If you inherited the property, and no one came for the house, I assume you also own that but can't be sure because I don't know Arizona law.
My girlfriend has had ownership of the lot for probably months. She inherited it from her great grandmother, who adopted my girlfriend. Making great grandma her legal mother. We had mild troubles taking ownership, but in the end my girlfriends "sister" who is 50 years older than her waived her rights to REAL property on the parcels owned by mother. So we know who the owner is, and who the trailer is registered to, and they are deceased. What county are you in? Is the trailer gound set? Somewhere in the county records, either assessors Office, or county records there should be a document that is basically a certificate of affixment on record that would help.
I know I have done research on specific properties in pinal county and found that documentation. I'm in mohave county. I don't believe the trailer is ground set, or on a foundation.
Why don't you look up the maker of the mobile home and ask them where they put the vins on the vehicle? Usually they place anywhere from vin etchings on a vehicle to prevent thefts. That would be a pretty good start. Tbf, Think about it like this - is it a hassle? Yes, but treat it like a job. Your job is to track down the VIN, if you do it correctly it could net you a few thousand dollars.
